Located at the very ridge of a hill, and just outside the village of Roccavarano, which is an absolute charming hilltop village entirely in Langhe stone and famous for the DOP goat cheese “Robbiola”, this is one of the most charming and interesting projects we have seen in a while.

Roccavarano has a café and a combined wineshop and restaurant run by an energetic young couple. The wineshop has a very big selection of local wines but also a large fridge full of fantastic “Bollicine” – Piemonte’s answer to Champagne. Once you have enjoyed your aperitivo you just walk up the stairs and you will be treated to elevated local food in very cosy surroundings. And there is no need to pass on the grappa because you will be walking home – if you have the full moon or a torch to help you navigate the 900 meters of darkness! This is a great place to live!

The house itself is built partly in Langhe stone and is located near a small unused mountain road.

It’s a small project – likely to end up as a house with a nice kitchen / living / dining with a wood burning stove on the first floor, – and with two underlying bedrooms and a bathroom on the ground floor. As the building is built into the side of the hilltop we envisage that the main entrance would be at street level providing access to the upper living quarters and in such a way that there would be direct access from these living areas to a nice terrace and a pool while the underlying bedrooms would have direct access to a lower lying garden with near total privacy.

As this is a project – you will have total freedom to design, build and choose interior entirely to your taste. A creative, trustworthy, and English speaking Geometra has already been chosen for this project and he is ready to help immediately.

Let us give you the first idea …. take the current round cement water cistern located exactly on the border of where your future terraces would be and turn this into your mini swimming pool / hot tub!

In collaboration with the Geometra we estimate the renovation cost to be app. Euro 50,000 to Euro 70,000 – of course depending on your requirements and choice of materials. The roof and windows are good so that clearly reduces the cost of renovation.

The house is serviced by communal water and electricity. Once installed, heating would be via GPS gas and an onsite gas tank.  As always with these country houses wastewater is via septic tank. Internet connections can easily be made available.
