Located in a charming village in the region of Monferrato this charming country house sits on the edge of a small hillside with wonderful views of your own vineyards and part of the village of Maranzana.

The area of Maranzana, with villages such at e.g. Mombaruzzo (famous for its Grappa and “amaretti” – almond cakes) and Alice Bel Colle (with is fantastic viewpoints and good restaurants) is one of the few truly undiscovered areas of Monferrato. It’s quiet, the scenery is amazing and yet you only have a few minutes’ drive and you are in Nizza Monferrato or Acqui Terme where you have the weekly markets, all the shops and plenty of cafés and restaurants. The area is really up and coming and one of our personal favourites.

The property we have for sale consists of 3 buildings: the main house, a side building and a large garage/orangery.

The main house is built in red brick and faces a private courtyard and the vineyards. The building is laid out over 3 floors. Ground floor consists of a living room with cantina at the back, an old kitchen with a storage room. On the first floor you find 3 bedrooms (2 with balconies) and a bathroom. Second floor, which is not renovated, holds the potential for creating a further 2/3 bedrooms. Roof is relatively new. Windows are good but single glazed.

The side building is also constructed in red bricks. This smaller building is also laid out over 3 floors.

The basement and ground floors are currently used for the storage of agricultural equipment while the first floor is a hayloft. While the building isn’t currently habitable it is ideal for a potential conversion to self-catering rooms/apartments or for continued use as storage area. A relatively new roof has been fitted to this building.

The garage / orangery is essentially a large old garage which has been fitted with glass and an open fireplace – giving a light and airy feel to the space.  In our opinion this building is ideal as a type of covered terrace with an outdoor kitchen / BBQ area – or alternatively as studio for a creative artist.

The property come with a total of app. 3 hecatares of land. This is mainly vineyards and which can all be maintained by tractor rather than hand. Circa 50% is planted with Moscato DOC grapes while the remainder is a mix of Barbera DOC, Pinot Grigio and Cortese grapes. The current owner has entered a lease agreement with a local farmer who maintains the fields and tender to the grapes. The contract was originally for 9 years and currently there is app. 3 years left on the contract. The vineyards are all kept in excellent condition.

Should the new owner want to take personal responsibility for the vineyards this can be arranged. In this case the current owner would be willing to sell all necessary equipment through a private agreement.

The property is in a very quiet area and on the outskirts of Maranzana. It is accessed via an asphalt road. A central courtyard connects the three buildings and provide ample parking for several cars behind a metal gate. The property is connected to communal water and electricity. Wastewater is via private tank. Heating is via a gas boiler (GPL).
